NOMA: Manchester’s £800 Million Urban Regeneration

Short for North Manchester, NOMA is a transformative 20-acre regeneration project close to Manchester’s Northern Quarter. This pioneering £800m redevelopment seeks to create a new business, entertainment and residential district on the cusp of Manchester’s city centre, attracting young professionals, digital nomads, entrepreneurs, families, and much more besides.

More Specifically, NOMA plans to deliver about 2.2 million sq. ft. of office space, 1 million sq. ft. of residential space, and 200,000 sq. ft. each for retail, hospitality, and hotels. Its vision is to be an ecosystem blending striking architecture and industrial heritage with a forward-looking innovation and sustainability. A place where everything you need—work, leisure, food, green space—is just a short walk or cycle away.

Economic Growth, Locally Rooted

The impact of NOMA on Manchester’s economy is substantial. The development contributes around £380 million each year to the local economy, supports over 5,400 full-time jobs, and generates £4 million in annual business rates. Crucially, this growth benefits local people: 70% of the construction spend has stayed within Greater Manchester, and the majority of site-based jobs have been filled by local residents.

Living in NOMA: Contemporary Urban Life

Residential life is already flourishing, most notably with the development of Angel Gardens, a 36-storey build-to-rent tower offering 466 apartments. The emphasis here is on quality, community, and lifestyle, with amenities including co-working spaces, rooftop terraces, and a cinema room. More housing is planned as NOMA grows into a true mixed-use district.

Unmatched Connectivity

Location is everything—and NOMA delivers. Situated just steps from Manchester Victoria Station and the Shudehill interchange, and a short walk from Piccadilly Station, the area is superbly connected by train, tram, bus, and cycling routes. Whether commuting across the city or travelling nationally, residents and businesses benefit from seamless access.

Iconic Architecture and Cutting-Edge Design

NOMA is home to some of the city’s most significant architectural landmarks, old and new:

  • One Angel Square: The Co-operative Group’s headquarters is one of Europe’s most sustainable buildings, boasting a BREEAM ‘Outstanding’ rating. With its double-skin façade, rainwater harvesting, and low-energy systems, it’s a showcase of green design.
  • 4 Angel Square: Manchester’s first office to achieve a 5-star NABERS UK rating, this 200,000 sq ft workspace is designed for a net-zero carbon future. Global financial firm BNY Mellon is set to move 2,000 staff here by 2026.
  • Hanover Building: A beautifully restored Grade II listed Edwardian building now serving as Amazon’s first corporate office outside London.
  • New Century House & Hall: A transformed 1960s modernist venue featuring a food hall and a 1,000-capacity concert space—a new cultural heartbeat for the city.
  • Redfern Building: An Art Deco gem now home to the Ministry of Justice’s National Probation Service following a high-spec refurbishment.
